We analyzed 100 Airbnb listings in the largest cities in America for pricing and trends in the Airbnb industry. Check out the results of our research!

These days, it seems like no one is booking hotels anymore. Airbnb has absolutely taken over the hospitality industry, and with good reason. Due to its general affordability, Airbnb has given tons of people more options on places to travel, and it’s a great side hustle for people living in high-cost areas.

Like any other business, supply and demand play a huge role in the cost of renting an Airbnb. Since Airbnbs are mostly unregulated, other than by the company itself, we were curious as to what types of Airbnb experiences people get for their money across various U.S cities.

In order to find out, we analyzed 100 listings in each of the 50 largest cities in America to see what kind of pricing and trends are present in the Airbnb industry. You can check out the results of our research below!

We started off with the basics, looking at the average cost per night of an Airbnb in each city. Based on our data, we found that the most expensive city to get an Airbnb was San Francisco. San Francisco is the only city where the average cost was over $100 per night. Meanwhile, Los Angeles was a close second, followed by Honolulu. Somewhat surprisingly, New York City didn’t even crack the top 5 for most expensive Airbnb.

We also wanted to take a look at the experiences people tended to have in each city, so we looked at star ratings. The highest star ratings typically came from places that don’t have as much of a thriving tourist trade. Mesa, Arizona had the top star rating average of 4.89, followed by Colorado Springs, Tuscon, and Fort Worth.

Meanwhile, some of the most expensive Airbnb’s had the lowest average star rating. New York City had the lowest average star rating at 4.66, followed by Honolulu and Chicago. Partially, this has to do with higher numbers of tourists’ reviews, but it also suggests that the overall experience in a larger city isn’t as good since hosts may be focusing more on high turnover of guests and less about providing a memorable experience.

If you’re planning on booking an Airbnb for your trip, you should be aware of the number of options you have. Again, touristy destinations tend to have far more options than some of the less common destinations. New York took the crown for most Airbnb’s with a whopping 31,355 options for people looking to tour the Big Apple. Meanwhile, Wichita had fewer than 200 Airbnb’s available.

In many cases, to save on rent, people will sublet a room in their home on Airbnb so they can continue to live there but still host visitors. Of the listings we looked at, Nashville was the only city where over 90% of the Airbnb bookings were for the entire home rather than just a part of the place. Fresno had the lowest percentage of rentals where you get the full space, followed closely by New York and Boston.
